Living in Wixams

Wixams is about three and a half miles south of Bedford, beside the A6. It’s the newest place on our patch: building started in 2007 on the old Elstow storage depot and wartime munitions factory, and the first residents moved into the Lakeview village in 2009. When it’s finished it’s expected to be the third-biggest settlement in the borough after Bedford and Kempston.

The plan is four villages around a town centre. Lakeview, Willow Grove and Harrowden Green are already lived in. Schools came early: Lakeview School and Wixams Tree Primary Academy for younger children, and Wixams Academy for secondary age.

Green space is a big part of it, with more than 300 acres of parkland planned, including lakes and wetlands left over from mineral working.

A word on the railway station, because people often ask. Work began on a station in 2024 but was stopped in 2025 so that Network Rail could design a bigger one. Network Rail doesn’t expect main work to restart until 2027 and hasn’t given an opening date. For now, Bedford station is a short drive away.

Wixams suits families and first-time buyers who want a modern home with a garden and parking. Landlords like it for the same reasons, and newer homes usually mean lower maintenance.
